Why Commercial Roof Maintenance Is Vital.
Despite always being always above your head, your building's roof is often overlooked (all puns intended). From the ground everything may seem fine, there are no leaks, no obvious damage, no chilling draughts, but your roof could be moments away from a business stopping failure.
Your roof has a straightforward but vital role in the running of your business, it is literally the roof over your head, it keeps everything underneath it safe and stands up to the very worst of the great british weather can throw at it. Its when that protection breaks down, what can start as a minor issue can quickly spiral into a major problem.
Here at AM Planned Maintenance we are experts keeping your roof in tip top shape, whether it be regular inspections and planned maintenance through to emergency reactive maintenance - and there is one thing we have learnt - the key to roof maintenance is consistency.
You need to have a robust consistent roof maintenance programme including:
Regular Cleaning: Regular cleaning is important to remove debris, dirt, and organic growth. Leaves, moss, and other buildup might not seem serious, but they can easily block drainage outlets or trap moisture on the roof’s surface. Over time, this slowly weakens the waterproofing layers.
Bi-annual inspections: Inspections should also be carried out regularly; typically at least twice per year. Our recommended approach is to inspect once before winter and once afterward, that way you can be sure that your roof can stand up to the freezing temperatures, rain and high winds that winter brings and fix any damage caused before the spring shower season starts.
During an inspection, our engineers check the roofing surface for cracks and bubbling in the lining or loose edges and damaged flashings around roof penetrations (the usual culprits for letting water in). We also check the state and of your guttering, looking for blockages, slow draining areas and pinch points which could become overwhelmed by heavy rain.
In fact it is the movement of water, or lack of it, that causes many of the roof related maintenance issues we see. When standing water builds up on a roof, it has a nasty habit of searching out weaknesses and working itself through the smallest of openings and Once moisture gets inside, it can damage structural components, interior finishes, and in some cases even affect the building’s foundations.
Damp conditions also encourage the growth of mold and mildew. Beyond damaging materials, this can create health concerns for people inside the building. In workplaces such as offices, warehouses, retail stores, and restaurants, water damage can also harm equipment, inventory, and operational spaces businesses depend on daily.
If the current condition of a commercial roof isn’t fully known, the best starting point is usually a professional roof survey. It provides an accurate assessment of the roof’s condition instead of relying on assumptions.
In many cases, modern repair solutions, such as cold-applied liquid waterproofing systems can restore damaged areas and extend the lifespan of both flat and pitched roofs. Replacement isn’t always necessary. With a well-planned repair strategy, a roof can often continue performing effectively for many more years than originally expected.
